The Ceiling Is the First Fix

Attic sealing and insulation is often the first job that makes a difference in a Texarkana home. On a hot afternoon the attic bakes, and humid attic air leaks into the house through gaps in the ceiling while cooled air leaks out. The air conditioner has to cool and dehumidify that air. Sealing the ceiling and then adding insulation cuts both the heat and the moisture load.

What we seal

Plumbing and flue chases, the tops of interior walls, gaps around recessed lights and bath fans, wiring holes and the attic hatch or pull-down stairs. Duct boots where registers meet the ceiling are another common gap. Each gets foam, caulk, gaskets or weatherstrip.

How deep

On the Texas side, the 2015 code lists R-38 for ceilings in Zone 3; on the Arkansas side, the 2009-based code lists R-30. ENERGY STAR suggests R-49 for an existing Zone 3 attic with no insulation and adding R-38 where three to four inches exist. Many older homes on both sides fall short.

Blown-in or foam

For most open attics, blowing cellulose or fiberglass over a sealed ceiling is the most cost-effective path. When ducts and the air handler are in the attic, foaming the roof deck brings them inside. We price both when both fit.

Ducts

We note crushed, disconnected or leaking ducts and seal visible joints during attic work. If ducts need replacement, we tell you so your HVAC contractor can handle it before we insulate.

Bathroom fans

In humid homes, bath fans that vent into the attic instead of outside dump moisture where it can cause problems. We check where they vent and point out any that need to be extended outdoors.

Summer scheduling

Summer attic work starts early for safety. Spring and fall are the easiest seasons, but we work year-round.

If your upstairs is hot, the house feels damp or your summer bills keep climbing, start with the attic. Get a free estimate
